Yes. We don't give vague windows like "sometime between 8am and 12pm." We confirm a fixed start time and show up when we say we will.
Not always — it depends on the job and whether access to a tap or gate is needed. We'll confirm this when we book. For most external jobs, we can work without you needing to be present the whole time.
We walk through the results with you before we pack up. If anything isn't right, we fix it on the spot. Our satisfaction promise is simple — we don't leave until you're happy. If a problem comes to light after we've left, get in touch and we'll come back and make it right.
Yes. We remove debris and leave the area tidy before we go. For gutter cleaning, this means all leaves and silt are removed from the property — not left on the ground below.

Safety & insurance

Yes. Brophy's carries $10M public liability insurance on every job. Certificates of currency are available on request — commercial clients and strata managers can ask for one before work commences.
Yes. We hold a White Card (General Construction Induction), Working at Heights certification, and First Aid certification. These are required for most commercial and strata sites in Victoria and mean we can be put on site without hesitation.
Yes, once the surface has dried. During the clean we use high-pressure water which is obviously not safe to be near — we ask that children and pets be kept away from the work area while we're operating. Once we're done and the surface has dried, it's completely safe.

Services & surfaces

Not when it's done correctly. The risk comes from using the wrong pressure or technique for a given surface. We adjust the pressure, nozzle and method for each surface type — exposed aggregate, pavers, timber, render and tiles all require different approaches, and we know the difference.
Driveways (concrete, pavers, exposed aggregate, asphalt), house exteriors (render, weatherboard, brick), roofs (concrete tile, terracotta, Colorbond), solar panels, decks and patios, gutters, windows, and commercial surfaces including car parks, warehouses and building exteriors.
Yes, though oil and grease stains require a different pre-treatment to organic growth like moss and algae. We apply a targeted degreaser treatment before pressure washing — this breaks down the oil so it can be properly removed rather than just spread around.
Yes — concrete tiles, terracotta tiles and Colorbond. Each material requires a different method. Terracotta and some older tile systems need soft washing rather than pressure, and we assess before starting every time. See our roof cleaning page for more detail.
Soft washing uses low pressure combined with a targeted pre-treatment to clean surfaces that can't tolerate high-pressure water — terracotta tiles, older render, and some types of cladding. The pre-treatment does the heavy lifting, so less pressure is needed to achieve a thorough result without damaging the surface.
Both, though they're separate services. Internal gutter cleaning removes debris and includes downpipe flushing to confirm flow. External gutter cleaning pressure washes the outside face of gutters and downpipes to remove grime and streaking. They can be booked together or individually. Solar panel cleaning

Yes. Soiled panels can lose 15–25% of their energy output due to dust, pollen, bird droppings and grime blocking sunlight from reaching the cells. A professional clean restores that lost generation. See our solar panel cleaning page for more.
We use a deionised (DI) water system with soft brushes and low-pressure rinsing. DI water contains no dissolved minerals, so it leaves no residue or streaking when it dries — the glass is genuinely spotless. We never use abrasive tools or high pressure that could scratch the panel surface or damage the anti-reflective coating.
